A Property Registration Trustee Center is a private office authorized by the Dubai Land Department (DLD) to carry out official real estate transactions. Trustee centres provide faster and more convenient access to DLD services, with the same legal authority and documentation standards.

Are your services officially approved by the Dubai Land Department?

Yes. Al Manara Trustee Center is fully licensed and approved by the Dubai Land Department to perform a range of real estate registration services, including property sales, mortgage registration, gifting, and more.

Do I still need to visit the Land Department if I use your services?

No. As a certified trustee centre, we can complete all your transactions on-site without requiring a separate visit to the DLD.

How long does a typical transaction take?

Most transactions, including sales, mortgage registration, and title deed issuance, are completed within 20–30 minutes, assuming all required documents are in order.

Property Sale & Purchase

What documents are required to register a property sale?

You will need: Original title deed Emirates ID and passport (both parties) Sales & Purchase Agreement (Form F) No Objection Certificate (NOC) from the developer Manager’s cheque for the seller Power of Attorney (if applicable)

Who pays the DLD fee for property registration?

The standard DLD fee is 4% of the sale price, typically split between buyer and seller. However, this can be negotiated in the Sale & Purchase Agreement.

Do you handle sales of both completed and off-plan properties?

Yes. We handle sales of completed properties and can assist with off-plan property registration where applicable, in collaboration with developers and DLD systems.

Mortgage Registration & Release

Can you register a mortgage on my behalf?

Yes. We are authorized to register all types of mortgages, including conventional, Islamic, and portfolio mortgages. You’ll need the title deed, a liability letter from your bank, three manager’s cheques, and identification documents.

What are the fees for registering a mortgage?

The DLD charges 0.25% of the mortgage amount, plus administrative fees AED 290. Trustee service charges are based on property value AED 4,000 plus VAT.

How do I release a mortgage?

You’ll need the title deed, an official mortgage release letter from your bank and owner Emirates ID and passport. We will process the release with DLD and issue a new title deed.

Gifting / Inheritance

Can I transfer a property as a gift to a family member?

Yes. Property can be gifted to first-degree relatives (parents, spouse, or children or company owned 100%). A valuation certificate, Emirates ID/passport, relationship documents (e.g., birth/marriage certificate), and NOC from the developer are required.

Is there a fee for gifting property?

Yes. DLD charges 0.125% of the property value (based on official valuation), with a minimum fee of AED 2,000. Additional admin and trustee fees apply.

How do I obtain a new title deed after a sale?

A new title deed is automatically issued after the transaction is completed and will be received by email and will reflect in Dubai REST application (Real Estate Self Transaction).

What if my title deed is lost or damaged?

We can assist you in requesting a duplicate title deed through the Dubai REST application (Real Estate Self Transaction).

Can I correct or amend my ownership records?

Yes, you can through Trustee services.

What is property blocking?

Blocking is a temporary hold on a property’s transfer, often used when settling outstanding mortgage amounts or in preparation for a sale. It ensures no transactions occur until financial obligations are cleared.

You’ll need: Title deed or sale agreement Liability letter from the bank Manager’s cheques Power of Attorney (if applicable) NOC from the developer.

How much does your service cost?

Our trustee fees are based on property value: AED 4,000 + VAT for properties ≥ AED 500,000 AED 2,000 + VAT for properties < AED 500,000 Additional DLD fees apply depending on the transaction type.

Do you accept all payment methods?

We accept manager’s cheques as required by DLD regulations. For service fees, we also accept debit, credit cards, and cash.
