Property Blocking
This service allows for the official blocking of a mortgaged property until the seller’s mortgage has been discharged by the buyer. The process ensures that no sale, transfer, or other transaction of the property can occur while the mortgage remains active. Once the bank issues a clearance confirming repayment, the block is lifted, and the property becomes eligible for transfer. This provides legal protection and transparency for all parties involved.
What you’ll need
Copy Of The title deed.
Original passport/Copy if a POA
Copy of UAE Visa & Emirates ID for UAE Resident
Sales & Purchase Agreement (Form F)
No objection certificate (NOC) from developer
Original bank liability letter (Arabic & English)
Three Manager Cheques distributed as follows:
Cheque in the name of bank for the debt amount
Cheque in the name of seller for the remaining amount.
Cheque in the name of Dubai Land Department for fees
A legal power of attorney in case of a representative (if applicable)

4% of the sale price.
580 AED If Apartment/Villa/Office
430 AED If Land
1,000 AED blocking fee
20 AED Knowledge and Innovation fee
Registration Trustee
4,000 AED + 200 AED (5% VAT)
if the price of the property is equal or more than 500,000 AED.
2,000 AED + 100 AED (5% VAT)
if the price of the property is less than 500,000 AED.
500 AED + 25 AED (5% VAT) blocking fee
After blocking, mortgage release will be required
